Carmody Groarke has transformed 469 Bethnal Green Road, a former 1970s textile workshop in London, England.
This deep retrofit transforms a disused 1970s textile workshop into 2,200 square metres of low-carbon, flexible workspace.
Preserving and extending the grey-brick building, this project doubles its usable area with a lightweight galvanised steel and Douglas fir addition and a striking galvanised steel facade.
Once bricked-up and sealed, the building is now open, daylit and adaptable – with active frontage, generous shared spaces and integrated facilities for active commuting.
Carefully detailed, durable materials echo the site's industrial past while enabling long-term sustainability.
This project has been longlisted in the sustainable renovation category of Dezeen Awards 2025.
