Thomas-McBrien Architects has designed New Wave House, a retrofit office for New Wave London in London, England.

New Wave House, retrofitted by Thomas-McBrien Architects for New Wave London, expanded sustainably using a lightweight timber extension, prioritising material reuse, passive design and minimal structural intervention, reducing embodied carbon.

Prioritising retrofit over new construction, this project retained the original structure and added a lightweight timber extension, minimising embodied carbon and structural interventions.

Materials were largely sourced from the existing building and surplus from other projects, reducing waste and improving environmental performance.

Passive design strategies, including natural ventilation and enhanced thermal efficiency, reduced operational energy use.

This thoughtful, circular approach demonstrates how high-end construction can align with sustainability principles, delivering a functional, low-carbon workspace with long-term adaptability.


This project has been longlisted in the workplace project (small) category of Dezeen Awards 2025.
