CookFox Architects has adapted the Terminal Warehouse into a biophilic workplace and retail destination in the West Chelsea Historic District in New York, United States.

CookFox Architects, in collaboration with developers Columbia Property Trust, L&L Holding Company and Cannon Hill Capital Partners, have transformed Terminal Warehouse into a 105,942-square-metre, high-performance, biophilic workplace.

This adaptive reuse project extensively renovates the original industrial structure and adds two key features: a planted courtyard that brings sunlight to the building's depths for the first time in its history and a six-story, glass-and-metal overbuild that lightly sits atop a warm brick base.

By reorganising the building's interior spaces and accentuating the defining features of brick, timber, riveted steel and punched windows, the new design enhances Terminal Warehouse's historical evolution.


This project has been longlisted in the heritage project category of Dezeen Awards 2025.
